Declaration of Covenants and Restrictions
Original 1972
The Declaration of Covenants and Restrictions are the legal "constitution" all homeowners agree to be bound by when they buy a home in this Meadow Hills community. It is this legal document that allows for the Association members to create and live under the Bylaws above.
Amendments to THE DECLARATION OF COVENANTS & RESTRICTIONS were agreed to by the association during the 2009 and 2010 annual meetings via affirmative vote by at least 2/3rds of the association members. These changes were recorded at the town hall on 12/15/2009 and 03/25/2010. These Amendments can be viewed via the link above.
MHA Rules & Regulations
Article IX: Architectural Control Committee per MHA By-Laws

"Section 9.1 - Review by Committee: No building, fence, wall, or other structure shall be commenced, erected, or maintained upon The Properties, nor shall any exterior addition to or change or alteration therein be made until the plans and specifications showing the nature, kind, shape, height, materials, and location of the same shall have been submitted, in writing, and approved as to the harmony of external design and location in relation to surrounding structures and topography by the Board of Directors of the Association, or by an architectural committee composed of three (3) or more representatives appointed by the Board."

Article X: Use Restrictions per MHA By-Laws

"Section 10.1 - Use Restrictions: In order to protect the value of the Lots in the subdivision, the use of the Lots has been restricted as follows:
(a) Easements: Easements for installation and maintenance of utilities and drainage facilities are reserved as shown on the recorder plat and over the rear and side five (5) feet of each Lot.
(b) Signs: No signs of any kind shall be displayed to the public view on any Lot except one (1) professional sign of not more than one (1) square foot, one (1) sign of not more than five (5) square feet advertising the property for sale or rent, or signs used by a builder to advertise the property during construction and sales period. However, no signs advertising the property for resale shall be permitted for four (4) years after date.
(c) Livestock and Poultry: No animals, livestock, or poultry of any kind shall be raised, bred, or kept on any Lot, except that dogs, cats, or other household pets may be kept, provided that they are not kept, bred, or maintained for any commercial purposes. Dogs shall be kept leashed or penned.
(d) Clotheslines: The only type of clothesline to be permitted shall be the rotary type, which shall be reasonably located in the rear yard of the premises involved..
(e) Commercial Cars and Trucks: No commercial automobiles or trucks shall be allowed on said premises, except for one (1) commercial automobile or truck for each owner, which shall be kept in the garage."
Official Rules & Regulations per MHA By-Laws

"1. No person shall cut, injure, deface, remove, or disturb any tree, shrub, or structure on the Common Properties.
2. No person shall leave any rubbish on or about the Common Properties except in designated containers, not contaminate the ponds by placing bottles, cans, or other debris therein.
3. No person shall operate any motor-driven boat or canoe on any pond on the Common Properties.
4. No person shall leave any boat, canoe, float, or other personal property unattended on the Common Properties."
Meadow Hills Association Private Property Regulations
Duly authorized under Section 4.2 of the MHA By-Laws & initiated in 2004 by MHA Board of Directors
1. Members Only. Guest must be accompanied by and Association Member.
2. No children are allowed without adult supervision.
3. No littering, including cigarette butts.
4. No excessive noise or profanity.
5. No alcoholic beverages.
6. No fires.
7. No glass containers.
8. No personal property left unattended.
9. Beach closed 1/2 hour past sunset.
Meadow Hills Association Pond/Shoreline Regulations
Duly authorized under Section 4.2 of the MHA By-Laws & initiated in 2018 by MHA Board of Directors
1. No dumping of leaves, grass, branches, or any waste into the lakes or on other Association Property.
2. Lakefront property owners have the additional responsibility to remove from the lake or ponds any branches, trees, or shrubbery that originate from their property.
